payment and at least 2 years at the same job and receive W-2's. Credit
guidelines are less strict than conventional. Usually reserved for
first time home buyers who have not owned a home in the last three years.

VA - For our current or former military clients who are eligible for their
VA entitlement. Allows for $ 1 down payment. Credit guidelines
similar to FHA.

Jumbo - loans above $ 240,000. For our clients with excellent credit
as well as B paper.

Home Equity Loans - Our clients can borrow against the equity in their
homesteads.

Farmers Home Loan- $ 0 Down payment loans in certain geographical areas.

$ 0 Down Payment Loans - 100 % financing, with no down payment.

Investor Loans - Loans on Non Owner Occupied property. Down payments
usually 10 % - 20 %. For our clients with excellent credit and B
paper as well.

Refinances- Our clients can refinance their existing mortgage often at
a lower rate and monthly payment.

Second Liens - Our clients can borrow 10%, 15%, or 20% mortgage loans to
off-set PMI or reduce down payment. No Income Verification Loans - Loans
For Self-Employed Borrowers

B,C,D Paper Loans- Our clients with less than perfect credit can still
obtain financing. Rates are usually slightly higher. Required
down payment is usually slightly higher as well.

Second Home Loans- Loans for vacation homes.
